These Terms and Conditions of Use (herein referred to as “Terms and Conditions”) apply to the UKHolidayStay website (herein referred to as "Site") located at www.ukholidaystay.co.uk or ukholidaystay.co.uk and govern the relationship between UKHolidayStay and you (either user of the site or listing partner). By accessing and using any part of this Site, you agree to be bound and abide by the terms and conditions in this section. If you are not agree to all or part of the terms and conditions described below, please do not access or use the Site in any way.

UKHolidayStay provides an on-line listing directory for hotels in UK. The services offered within the directory are supplied by third parties not by UKHolidayStay. For the avoidance of doubt, UKHolidayStay is providing a service not goods.

UKHolidayStay reserves the right, at its sole discretion, to change, modify, add or remove portions of these Terms and Conditions, at any time. You agree to regularly review this section and be aware of the changes made; by continuing to use the Site after any posted revision, you agree to abide by it.

The details of all of the hotels and properties available on this Site are provided by our listing partners and solely to assist users in determining the availability of property and other related goods and services and to make legitimate reservations or otherwise transact business with suppliers. We cannot verify these details and therefore make no warranties or representations as to the accuracy or completeness of any of the information appearing in relation to any property listings, including, but not limited to availability, suitability or prices, goods and services, nor for the legal entitlement, competences, professional qualifications, trade certifications, or memberships of trade associations of such persons, companies or other organizations.
If you rely on these details, you do so at your own risk. You should independently verify all details, especially those making any offer of purchase or sale.

You reserve the right to revoke your listing by sending a written notice with that request to UKHolidayStay via e-mail.

OUR LISTING PARTNERS
In registering/submission your listing in the Site, you must provide accurate and up to date details. As our listing partner you hereby warrant to UKHolidayStay that you are at least eighteen years of age and legally able to enter into contracts for the content you submit.

You agree not to post or transmit any defamatory, abusive, obscene, threatening or illegal material, or any other material that infringes on the ability of others to enjoy UKHolidayStay or that infringes on the rights of others. You are solely responsible for the access, using your account, protection of your password and content you submit to UKHolidayStay.

In registering/submission you listing on the Site, you authorize Property Directory to publish, display, advertise or otherwise use the materials, including but not limited to text, graphics, images, trademarks and logos or any other voluntary submitted information in order to process any sale, inform the users of the Site about special offers and for other marketing and related purposes. UKHolidayStay will not use your data for any other purposes than as set out in these Terms and Conditions except that UKHolidayStay may disclose this data if compelled to do so by law, or at the request of a law enforcement agency or governmental authority.

UKHolidayStay reserves at its sole discretion to refuse, withdraw any content from the Site without prior notice, or terminate your listing.

USE OF TRAVEL AND OTHER BOOKING FEATURES OF UKHolidayStay

The booking and other features of this Site are provided solely to assist customers in determining the availability of travel and other related goods and services and to make legitimate reservations or otherwise transact business with suppliers, and for no other purposes. As, a listing partner, you are solely responsible for holding and managing the reservations, availability, room types and other details related to your accommodation business.

As, an user of the Site, you agree to be financially responsible for your use of UKHolidayStay. Without limitation, any speculative, false or fraudulent reservation or any reservation in anticipation of demand is prohibited. You agree that the travel services reservations and other booking facilities of UKHolidayStay shall be used only to make legitimate reservations or purchases for you or for another person for whom you are legally authorized to act. You understand that overuse or abuse of the travel services reservation or the other booking facilities of UKHolidayStay may result in your being denied access to such facilities.

PRIVACY

UKHolidayStay has appropriate security procedures in place to protect the your personal information. By accepting the terms and conditions in this section, you expressly consent to the use and disclosure of your personally identifiable and other information as described in the Privacy Policy.

LIMITATION OF LIABILITY

With an extremely large on-line international real estate database, UKHolidayStay would find it impossible to certify the worth of any and/or all property claims. UKHolidayStay do what we can to make sure that no listing stays on the Site for which we have received verifiable complaints. Please determine the legitimacy of any claim on your own initiative.

INVALID PROVISIONS
If any provision herein is held to be unenforceable, these Terms and Conditions shall be construed without such provision. The failure by a party to exercise any right herein shall not operate as a waiver of such party’s right to exercise such right or any other right in the future.
